Cracking and sagging floor – What’s the cause? What is the real damage?

The customer called McCray & Sons Home Services because the tile floor around their master bathroom toilet was cracking and sagging. The customer was concerned about the cause of this issue and wanted us to further assess this and any other possible damages. Upon our initial inspection, it was likely caused by moisture between the tile and subflooring. As we continued to look into this, we came to the conclusion that this moisture was coming from the toilet's wax ring. Then to investigate further, McCray's accessed the crawl space to assess the real extent of the damage done from underneath. As suspected, there was excessive water damage causing dry rot and what appeared to be possible signs of mold. McCray & Sons Home Services does not currently handle removal / remediation of organic microbial growths. We referred the customer to a local remediation / restoration company to safely remediate any possible existing or potential mold. Once the site was fully remediated, McCray and Sons Home Services was called back out to begin to repair, restore and partially remodel the customer's master bathroom.
Floor joists that were affected by the water damage and dry rot were sistered to strengthen them and ensure sturdy support for the floor.
New subflooring was laid.
Toilet angle stops were replaced.
Hung sheet rock in preparation for a local drywall professional to tape, mud and texture.
New toilet installed.
New bidet toilet attachment installed.
A new tile floor was laid to match the rest of the existing tile in the bathroom.
Baseboards installed and painted.
Flooring transition installed between carpet and tile portions of the bathroom.
Painted remodeled portion with customer provided paint to match the rest of the bathroom.
